Afraid you’ll waste time with non-serious and unqualified buyers? Afraid that you just don’t know how? That’s understandable, but please don’t let that stop you.Henry Ford once said, “Whether you believe you can do a thing or not, you are right.”You almost certainly can sell by-owner, with your property listed on MLS, and save on commissions…with my help.MLS is an incredibly powerful marketing tool to serious, qualified buyers, so an MLS listing is very likely to get your property sold the fastest and for the most money.If you’re thinking that listing on MLS is not selling “by owner,” you’re partly right. You will do some of the work. Maybe most of it, often depending on whether your buyer has an agent. Let me explain:Most typical MLS listings have involved the seller actually paying two commissions: 1.) Paying the broker they hire (the listing broker). 2.) Paying the selling broker (the buyer’s broker).All commissions are negotiable, but let’s use a rather common example: The seller agrees to pay a total of 5% of the sale price for commissions. The 5% may be comprised of 2.6% to the listing broker and 2.4% to the selling broker. If the selling price is $400,000, that’s $10,400 to the listing broker and $9,600 to the selling broker for a total of $20,000—a lot of money.I will list your property on MLS for $795. In the above example, if the same 2.4% offer was made to the selling broker, the selling broker commission would remain $9,600 but the listing broker cost would be $795 instead of $10,400--quite a savings!And you can offer the buyer’s agent nothing! Presumably, if you do so, the buyer will pay his or her agent. Your buyer may not like it, but that is their concern.Who am I? It has massive reach to qualified, serious, motivated buyers through thousands of member agents. MLS allows numerous photos of your property and the ability to describe and promote it. There are also many websites which also feature the MLS-listed properties for sale.
